Types of housing: design aspects for housing are
controlled to ensure the overall plan of creating a future
neighbourhood character where the landscape is dominant over the
built form is achieved. Design controls are in place to ensure
that the estate becomes a collection of contemporary Australian
homes that met requirements for privacy, solar awareness and
visual aesthetic design, rather than a collection of reproduction
houses of yesteryear.
Neighbourhood character: Responsible conservation management
is encouraged and setbacks and tree planting is specified in a
Tree Planting masterplan.
Streetscapes include front garden plantings and both the private
and public realms.Key objectives will be achieved by a strict
legal control - all purchasers sign and must adhere to a legally
binding agreement (S173 Agreement).
Particular emphasis will be given to produce streetscapes which
maximise the amenity and attractiveness of the public domain
including streets and parks. Designers and builders will be
encouraged to take optimum advantage of the local setting,
climate and outdoor lifestyle opportunities.
Environmental aspects of design: Housing design will be encouraged to maximise the reuse and retention of water, to maximise the use of solar and renewable energy sources and practices, minimise the use of materials which deplete natural resources and ensure that no sediments that create toxic pollution are used.
Design Assessment Panel
To ensure that Botanic Ridge is developed in a consistent manner, meeting the environmental and amenity objectives set out, A Design Assessment Panel (DAP), has been appointed to review, assess and issue approvals prior to Building Certification. The DAP, consisting of a qualified architect, qualified landscape architect and a developers representative will assist purchasers in preparing plans and offer ideas to improve environmental, amenity and building elements of individual site developments to achieve the overall goals established
